Building and Facilities Maintenance Tech – DT Indy

Building & Facilities Maintenance Technician (9:30 – 6:00 shift)

 Purpose of Position: The incumbent is responsible for protecting, maintaining and managing commercial real estate owned and operated by the Bank, and for serving as the Bank's representative with tenants, contractors, vendors and the general public. 

Essential Functions:

  • Effectively manage Bank-owned properties consistent with established standards, our Culture of Excellence, and any applicable regulations, including but not limited to maintenance, risk management, safety/security, landscaping, snow removal, and loss prevention
  • Directly manage facilities management staff, ensuring standards for superior service excellence in execution and teamwork are being maintained
  • Recruit, hire, schedule, assign jobs, promote, conduct performance appraisals, counsel, discipline and terminate employees as needed; mentor and coach employees in performance management
  • Effectively interface with staff, evaluating maintenance requests submitted, granting approval as appropriate, and responding timely and effectively to accomplish agreed upon work
  • Prepare and administer budgets for properties, services, repairs, projects and related initiatives
  • Review and evaluate maintenance costs and look for procedural savings
  • For contracted work, whether involving projects or ongoing services, manage vendor identification and selection, contract negotiations, contract execution, evaluation of services performed, review and approve associated invoices
  • Manage remodeling and construction projects, ensuring that the Bank's interests are well-served and essential details are well-executed
  • Facilitate asset surveys, including but not limited to surveys involving mechanical and roof systems
  • Maintain regular interface with Bank Security Officer and contracted service providers to ensure Bank properties and occupants are safe and secure at all times
  • Oversee safety and security of the facilities related to facilities management, making safety the number one priority including off site events for staff and guests; chair the Safety & Security Task Force, convening the group as needed
  • Serve as liaison with tenants, administering leases, collecting rent, providing agreed upon services, negotiating leases, calculating tenant improvement allowances, calculating annual operating costs and timely resolving issues
  • Maintain complete and accurate files and records for all properties
  • Keep abreast of new technologies, systems and procedures related to property management 

Requirements:

  • Bachelor's degree in a related field or equivalent vocational/technical training or work experience; coursework in real estate and/or professional certifications are preferred
  • At least four years of experience in property management, including leasing management; commercial property management preferred
  • Knowledge of applicable OSHA regulations, ordinances, permit procedures, as well as a working knowledge of how to comply with each
  • Ability to manage and mentor staff, as demonstrated through prior direct management or supervisory experience
  • Exceptional problem-solving skills, with the proven ability to analyze/interpret data, think logically, and then make and execute a well-reasoned decision
  • Exceptional customer service skills, with a proven track record of responsiveness and a focus on delivering results
  • Proven interpersonal and communication skills (written and verbal), exhibiting a high degree of professionalism
  • Demonstrated financial management skills, including the ability to propose and effectively manage budgets
  • High degree of accuracy and attention to detail
  • Computer proficiency, including a working knowledge of building systems and Microsoft Office products
  • Expected to be reachable in the event of a building-related emergency
